@Cameron Feldhaus. All cash? Wonder if it is a money laundering scheme? Such a small amount would super inefficient though? Makes you think.

@Luis Ascencio. Keep reaching out to people on here and asking questions. Go to meetups. Try to add value to other investors and good things will happen.

@Anna Granofsky I’m going to go with 1. Read the old lease. You have to follow it. 2. Health and safety issues are what need to be addressed anything else is just keeping the rent any happy. 3. Who pays the rent? The non profit? Have a meeting with them.

@Matt Holt small towns can be great, but you have to temper your expectations for appreciation and rent increase. People in my small town area rent there because they often can’t afford anything else. But they tend to rent very long term.

@Chris Taylor for me it was all about perception from other people, including family. When I was just an investor people questioned me constantly. Once I got my license the same people started asking for advice.

@Clenvic Cayme can someone else finish for the remaining budget you have left? If that is the case I would demand materials from current contractor and hire replacement right away.
