Lot of complaints about dealing with MHA (Section 8).  They don't always know what they are doing which can cause confusion, headaches, and money.   MHA will have to review the property and then give you a list of things to get fixed.  No matter what anyone tells you on this board....it just depends on what MHA says.

Memphis Invest aka REI Nation builds good, quality properties. Hopefully you won't have a lot of maintenance/repair calls. They do a good rehab....they really do.

@David Esteban generally speaking, I would say Jackson is a more consistent area given the fact that Memphis is just simply larger. Meaning generally I thunj there is more room for profits to be made in the Memphis Market. That being said, if you want to talk about appreciation of value in the Jackson and surrounding areas, it'd be worth looking up some news articles on the Memphis Regional Megasite Center that the state is spending like $175M to build near there. Presumably it will raise the value of any property especially rental properties that a person might have in that area.

What is the address?  What is the rental occupancy status and the rent?  Any recent repairs? Who manages it?

Hi

There are some great online classes, but I really like "SUCCESS REAL ESTATE SCHOOL" they are great and the teacher has been doing it forever.  They allow you to ask questions, discuss scenarios, etc.  I went there when I was 20....I sell about 300 houses a year, and take online classes, but I really believe Success still has a great place for agents.
