My advice would be don't make it too complicated when your first starting out.  If you want to do wholesaling just learn the fundamentals.  On my blog I have information for beginners who who want to get started as a wholesaler as well as other strategies.   you can download my free eBook that will show you 3 ways to get started.

I agree with @Caleb Heimsoth that if you want to use wholesaling as a means to support yourself you will have to spend a lot of either time or money.  You will have to work hard just like you will at a job if not harder.  In order to make a lot of money really fast in anything you will have to put in a ton of effort and take more risks financially.  There's no way around it with a "Fail Proof System".  There is no such thing as a get rich quick scheme that works, don't believe the gurus.

If you really think this is what you want to do then you might want to consider doing what I did.  Find a job that will build skills that you think will help you to achieve your real estate goals.  You don't have to work there forever.  Try to think of a job that would be beneficial to you skills wise and to pay the bills just while you are building your real estate business.  

For example I wanted to flip houses and BRRRR's so that's why I got a job in construction as a carpenter. I believe that the skills that get from the job will help me be a better investor when it comes to estimating rehab costs, managing rehabs, ect.

If you want wholesaling to be your niche I would suggest building the skills that would help you be a better wholesaler.  To be a good wholesaler, skills like marketing and negotiating are valuable.

 I agree its a scam. Thats exactly why I quit. But I appreciate your response. If I can find an opportunity somewhere that will benefit my business I will definitely take it. They're just few and far between around here. Which sucks. And which is why Im taking this opportunity thats in front of me now (wholesaling).

 I realize what I said. And I stand by it. Thanks for your input. And your right education is important. Just because Im not making another poor financial decision by jumping into school doesnt mean im not educating myself the way I need to. Im making wholesaling my job. Im not wasting anymore time putting in applications only to never hear back. Im not wasting anymore time making someone else money. Ensuring that someone else future is certain and not my own. Why pursue something if you aren't going to put the time and effort into it? Which is exactly what im doing. Every single day. We're investing TIME and MONEY into this. Thats to be expected when starting a business? To be honest you really didn't acknowledge much of my question, only the job part. Ive worked just about every sh**** job around here. Unless its gonna benefit me in the business that Im starting then its not worth my time. The money that needs invested is being taken care of. Im just working...

Would like to start off with a little bit about me. 

     My names Tyler and I am a 24 year old, born and raised in West Virginia. Small town of Huntington, just under 50,000 residents. Mostly a college town. Barely finished high school and dropped out of college because school just didn't seem to be for me or the direction I wanted to go in life. No real successful person in my family or close to me to learn from or watch. Never had a good job and couldn't keep any I've had because they've just made me flat out unhappy. I can't wake up everyday and force myself to work a crappy job just for a paycheck. Idk I just don't have it in me. 

     Fast forward to now after learning about wholesaling real estate and its got my interest. Like nothing ever has actually. Im conflicted with what direction to go with my business that my partner and I are constructing.  Ive never owned a car or my own place to live. Never known what its like to be independent. And to be honest, what its like to be truly happy. And with real estate I think I can finally agree with myself that its actually possible. Im just really unsure with what to do with my market here. And whether or not I should focus here and expand or just look to start elsewhere possibly. 

     Ive got the gist of everything down pretty much. What niche I wanna work. What it is exactly. I could use some more knowledge on every possible outcome to help a seller out of their situation. Every possible way to do a deal basically. Get a concrete system that works in front of me so I can sit down and just go to work. Instead of being all over the place with everything. I wanna make a better life for myself and the ones I love. And help people in need. Any advice, knowledge, or insight would be GREATLY appreciated. Im obviously new to all of this and sometimes its a little overwhelming. I know I can do it and that this is for me, this is what Ive been waiting to figure out. The big question everyone asks themselves: "What do I wanna do with my life?" Ive finally answered that question for myself. Now I just need to draw the map and follow it.
