Hi Mevelin, BP only lets people post contact information for referrals in the marketplace. If you message me I can shoot you a couple of different options. Who is the best really depends on what type of closing you are trying to set up as not all EOs have the same experiences.

Hey Nick, thanks for posting. It is always great seeing others utilize real estate to pursue their passion projects. I am an active investor and agent here in the Tucson market. We have a lot of investors from California come this way to take advantage of the insane growth we have had over the last 5 years. There is a reason Amazon is investing millions in the city. @Saxxon Rybski if you have MLS access it should only take about half an hour. If not you could hire someone to put together a broker price option.

@Saxxon Rybski you'll want to pull comps for both two, three, and four bedrooms in the area then determine what if any price per sqft difference there is among units in similar condition. Honestly the price difference between 3 and 4 beds is a square footage conversation 9 out of 10 times. The amount of difference in value between a 2 or 3 bed is super dependant on the area.

Depends on the deal. Section 8 should only be totally out of your equation if your property managers can't handle it. Otherwise an experience investor or their agent couldn't negotiate for some mitigations of any perceived risk if the deal made sense.

@Ting Lai I've heard of some people have trouble with RPM. My company has a property management arm as well as commercial multi-family sales. They do a great job servicing all of my clients after their purchase. If you'd like I can message you the phone number?

Josh with multi-family larger than 4 or 5 units it typically makes more sense to have contractors walk and inspect the units and major systems. I'd recommend connecting with a general contractor that you trust to inspect those for you.

@Kao Saeteurn have you spoken with the point of contact for the bank? Due to the situation they may he willing to extend the closing and wave the fee via an addendum do to the situation. If they are unwilling or unable to do that I would follow the advice of your attorney and absolutely not close until clear title is provided.

@Armando DeGuzman if you need commercial multi-family deals we should connect. I'm working a 120 unit, 240 unit, and a 34 unit right now but do the 5-15 unit stuff all the time.
