So if I live in NC
the seller lives in PA
the buyer & property are in FL

 Do I have to pick a title company that operates & is licensed in Pennsylvania & Florida? Or does the title company just have to be licensed & operate in the state the property is located(FL)?

I'm doing long distance wholesaling... 

After I get a seller under, do I go to the title company in person or can I somehow do everything online(on there website maybe)? 
Does the title company have to be in the location of the market I'm working in, or can it be anywhere?
