Currently looking at a deal I want to buy subject to, which has about 40k in equality. I was wondering how would you go about working out a down payment (if needed) when proposing the offer to the seller?

Just curious how many people on BP have started out with basically nothing and after their first few deals bought their own investment property(ies)? If so what methods did you use to bring about your first deal? Looking forward to some of you guys responses

@Michael Quarles a lot of the houses on this list are recent, like within the past month, and majority of them are owned by out of state investors so I’m hoping (fingers tightly crossed) if I can send my letters out ASAP I’ll be able to reach a few of them even with it being a small campaign at the moment. I’m just trying to get started with what’s on hand to carry myself to the first closing then I’ll reinvest in my marketing budget.

I got a list of about 1700 or so properties in my area that are code violations, mainly failure to register vacant property. While I’m looking up the owners to begin my direct mail campaign I’m wondering what is the average response rate for yellow letters? And how can I maximize it and the conversion rate to close as many deals as Possible from this list. Im looking to get my first deal from this list and I am only working with a couple hundred bucks for marketing so I was thinking OF breaking the list up and mail about 100-200 per week until the list is tapped out.

Hello I’ve recently got my first wholesale lead and I’m wondering if I had a deal here It’s a 4bd 2th 1700 sqft single family home in independence Missouri Owner owes 75k on mortgage, Zillow estimates the house to be worth 128k and the owner says it needs cosmetic work Is there room to make an offer here or is there more I need to do to make this make sense Thanks in advance for any advice.
