I hoping to get some feedback on what people think would be a good name for a project I am currently working on.  I am unable to disclose the location but it is in Southern California and we are entitling it to be a 50+ unit small lot fee simple detached residential project with a commercial portion on the street frontage of about +- 15,000 sq. ft.  The project is a former orange grove site (much of this area was formerly orange groves) so I was thinking of something that would relate to that, but it's tough coming up with things!

Does anyone have any experience using focus groups for naming developments?  I've never had this much exposure at the hands on level to developing a project of this scale and naming has never come into the picture. 

Any suggestions ideas would be much appreciated!

I'm looking to get some information on the best places to go for financing on a first time rehab flip. Are there any links to any guides or good discussions anyone can point me to?

Hello everyone, I work for a development company and just got handed an assignment to create a basic proforma and cash flow model for a 60 unit single family home development project. I am in a little over my head as I have excel experience but have had no prior experience creating these models. Anyone have any samples I can use as a starter template just to get the basics down? If anyone can help at all I would greatly appreciate it.

I am new to this whole industry and am looking for some advise where I can find templates or someone who can provide me with the legal documentation and contracts that would be nesseary to propose a LOI, purchase agreement and/or something to tie up a property for either rehabbing & flip or purchasing as a rental investment property.

Just wanted to get some input on the best places to find good deals on SFH's? I am pending taking the exam for the MLS which will give me good access to information I would assume but aside from that what are other various ways that have proven to work for people? Craigslist / Foreclosure.com / Realtytrac.com ...any others?
