Do your due diligence.  Make sure all the units are rent ready and that they're not being used for storage. You'll want to physically inspect the property yourself before you move forward with it. Any offer you make should be contingent on all units being rent ready, or if they're not you can come in at a lower price. If you know a lot about property maintenance do it yourself, if not hire a good inspector. Best of luck. Hope it's a very profitable deal for you.

So I have a question. My fiancé and I have been engaged for a long time. We both want to get married this year, however I have good credit and she has very bad credit. We both want to buy a 4 to 6 units apt complex this year as well. I am wondering if it will wreck our chances of doing so if we get married sooner than later. Are there any ways to avoid the negative impact of her credit, or is there a way to purchase property under an LLC or without involving her credit? Thank you for any advice you have.
