Hey all looking for some help and any feedback is appreciated.

I’m looking at a single family for for 75k.

Market value is estimated 69/70k ( my market is hot)

Rent for the home is approx 950-1000 per month.

My realtor suggested the following as an offer. ( 5k appraisal guarantee if the house doesn’t appraise at asking , cover the sellers closing cost up to $2500) to get our offer accepted. The home was on the market for 2 days and has 12 offers. My closing cost is around 9k. All in I would be close to $17.5. Is this deal still worth it ? I think I know the answer but I wanted to see what other investors think. Thanks again!

@Colleen F. Thanks for the great advice, no I'm not looking at auctions or foreclosed. In my market if you know where to look you can find a 2/1 SFH for about 60k.

@Mike Cumbie she wasn’t that great but I did think about reaching back out to her. I may have to or go the route of contacting the listing agent.

@Russell Brazil yeah I definitely get it from a business perspective, most people buying houses aren’t investors so they’re not as focused on spending less and forcing equity.

Hello all,

I’m currently in the market for my second property, my first is a duplex I paid a little too much for but it is still cash flowing (170k). This go around I am looking at cheaper homes and it is hard to find a realtor that wants to work with me because of my price point I’m assuming (50-70k). Maybe they feel the work wouldn’t be worth the commission they would receive. I’m looking for strategies or suggestions to move forward. Thanks !!!
