Hi, I'm seeking an individual or company that can get derogatory 30 day lates removed from a credit file. I'm not seeking
the traditional template based dispute letter campaign. I'm looking for someone that knows how to get items deleted by using the correct verbiage and credit reporting laws/codes etc...the derogatory accounts are credit card accounts that can be closed. I understand it takes time, I'm seeking someone that will definitely deliver.

Hello Robert...lm moving to New Orleans....dont know what Parrish yet....still searching for a duplex or triplex property to buy there. I will be working at the main campus of Oschner Hospital on Jefferson Hwy in New Orleans. Found a triplex In Bogalusa but the neighborhood is very questionable!....property is 65k...seller took it off the market but l still have access to buy it. Hello...l need a strategy that will set me up for retirement in 6 to 7yrs. I will be relocating to Louisiana to a new job. As listed above l have 20k cash and l qualify for all loans out there including a VA rehab
loan. Max loan amounts are 150k on all my loans. Should l house hack with a multifamily that needs repairs?....just need guidance here guys. Can't afford any mistakes at this stage of my life. Not new to realestate, and definitely not a seasoned journeyman either. Recovered from a BK 3yrs ago...good credit now. I really Need a mentor....

Hi Richiie.....l dropped that deal . The numbers are exact but l just did not feel comfortable with month to month renting. I'm old school and l need long term tenants.
That house was on the MLS ....other investors probably passed on it do to the month to month renting of the rooms. I'm looking at duplexes now and possibly house hacking . l did find a lender that will go 15% down but the numbers change and l can see why 20% is better!!

Hi Luke...yes the numbers are great and they are true!!....the place is basically an airbnb with rooms rented at 450 each and the basement apt. is rented for 600.00. She pays all utilities including 50.00 for cable. She actually sent me an exerpt from Craig's list showing people asking her for rooms . Being that Birmingham is booming with construction, lm confident that there will be few vacancies!...l turned the numbers every way l could and it will cash flow with 3 rooms vacant. If it stays at full capacity for 6mo more l'll be at 6k net. It's costing me roughly 18k cash for the acquisition. At 12mo in?....well that's an awesome ROI!!
l will Keep you posted...flying down in two weeks....oh..couldnt get the 15% down do to FHA guidelines on BK's...so lm in at 20% down.

Hi....l have a great cash cow SFR under contract in Birmingham Alabama. 5bd /3bth...2400sqft
Basement is a one bedroom apartment fully finished out. Upper house is 4bd/2 full baths. Total rents are $2,250.00 per month. 80k is the accepted offer. Seller has been paying electric and cable. All male tenants ....workers at the same factory....all have been there for 1yr on a month to month lease. Property has been updated throughout....except the roof may need replacing soon. Comps have property over 100k. Well.... if l can't find a 15% down lender....l may have to bite the bullet and do 20%. My calculations have the ROI over 50%....feedback....would love assistance in analysis....lm no expert guys!...deal looks fabulous so far....flying down in two weeks from LA....Best Regards

Wow!!... l love you guys!!....you really came to my rescue if you will. I'm moved by people reaching out to help me. I wish we had more of this on our planet!! Unfortunately we see too much of the opposite!! Thank you Kevin!....l will join a couple of RE clubs here in LA for sure! Thanks Ned for that oh so "important reminder"...the BRRRR works however, the ARV has to be high enough, or your penciled out math will quickly begin to fade!!
