if the renters are late and you charge a late fee, how exactly do you enforce the late fee? like how do you get them to pay it?

Hi everyone!

I'm Tysen, 32 from the central valley in Cali.  I bought my first house 2 years ago and fixed it up and I am now renting it to a family and renting an apartment for myself next to work.  I am seeking people for advice, mentors possibly.  I am seeking to know more about renting and buying because I know nothing.  I'm reading as much as I can and I think the people here are going to be my best bet.  I hope to continually learn and do the best I can and help as many people as I can.
