HI Everyone

I'm trying to purchase a HUD home and want to have an inspection done as well as an appraisal.

I'm trying to have the electricity turned on, but the electric company requires that I have the city of Fort Worth do a inspection before the will allow the electricity to be turned on at the property. Well the city came and did the inspection but flagged the property saying Smoke detectors, GFi sockets had to be installed, and some wires had to be repaired before they would release the property for electricity. HUD will not allow any work to be done before we close. So how do I get the Inspection and appraisal done.

What should I ask for before option period ends? I want to purchase a duplex and rent out the other side. What should I as the current landlord for before completing the purchase rent ledger, maintenance ledger etc...

I recently read an article that stated FHA would allow possible rents as part of loan consideration. I was told by a loan officer that this is not the case.

Does anyone have any knowledge of this? Has anyone use an FHA loan for house hacking and if so was possible rent taken into consideration?

Hi everyone

I would like to hear everyone's opinion on this. What do you guys think of Josh Cantwell 40k filps. I have read some post on this but none really hit to the point. I know most say don't pay for the Guru classes but here is my questions.

What do you guys think of him funding 100% of the deals with 50/50 split? This sounds good to me especially being a newbie.

Them letting you know if the deal is a good one and walking with you through the process? This helps for someone that don't really know what to look for.

The cost of only $1000? This sound fair compared to other programs

Anyone that is a part of or familiar with the program  please chime in.

Looking for a mentor in the DFW area.

My interest area wholesaling, buy and flip, and buy and hold.

My methodology is to wholesale to build up cash, once cash as built up flip properties while continuing to whole sale. I would also like to buy and hold for passive income.

If anyone is interested please let me know, I do appreciate it.

I currently in the same boat as you Kevin, I'm awaiting commitment from my lender on a duplex. I will be moving in one year giving me enough time to save 20% for a conventional loan. You not in the wrong place and what your doing is very common in the Real Estate business.

Anyone know a good HML in the Dallas/Fortworth area possibly will to loan 100% ARV?
