I would like to know when searching for properties on the internet in what order do you run the numbers to prequalify a property before doing a drive by. Other than the selling price what is your oh hell no to a rental (prequalification process)? After your drive by is there anything that will put up red flags other than an obvious dilapidation? Any other pet peeves in a purchase process to walk away from even if it means losing earnest money? Thanks Jason

Hi my name is Jason. I live in Galveston county Texas. I just found this sight and I have been wow'd by the amount of information on here. I wish I had this much info at my fingertips when I bought my first duplex in my early 20's. I have been out of the rental business almost 20 years pursuing other interests and the such, but now I'm back this time, I will have some help as I am now married and my wife is on board with me. We are wanting to start out slow with either a couple of quadplexes or a 10 unit building, with any success we would like to build up to a 100 units.

I didn't know the correct formulas when I first got into rental property. I also didn't have my sights set so high then either. I am here to learn the business aspect to rental property. I hope to learn a lot of what I call life lessons on here. Jason
