Buy and hold, owner-occupied Duplex, triplex, or fourplex, whatever make most fiscal sense. I filed for pre-qual with a couple of local banks. They turned up their noses! The max mortgage I can get is $100,000. In spite of healthy liquid assets, high credit score, and decent gross income (close to three figure) as a small business owner, I am having a lot of trouble qualifying for a higher conventional loan. Hard money loans come with a high interest. @Joshua Ferrari gave me some good ideas
As a last resort, I am considering liquidating the stock portfolio to fund my first real estate investment, if the numbers make sense, of course. It's the worst time to liquidate however .
I am all ears to any advice form the BP investors. Would you take the $100,000 conventional loan and use your own cash to finance a $250K or less property? Can you think of a better option to qualify for a bank loan?

I am brand new, no experience, to the real estate investment scene and hoping to get some knowledge from you, nice people, about financing my first house hacking deal. :)
Divorced, currently renting in Dallas County TX - I moved from NJ six months ago
Self employed in healthcare industry for over 8 years. Heavy tax deductions :)
Credit score over 750
Cash available for down payment: $50,000
Looking to invest in Dallas - Fort Worth area - class B property preferably
I was wandering if you guys know of some creative financing ideas for my situation. I learned the hard way that banks are not quick to give mortgage loans to small business owners.
