Julian,
Thanks for replying. Since I didn't hear from anyone I booked a room at Quisby. It's shared rooms but controlled by the hotel instead. Good luck room hunting. See you in a couple of weeks.

What days are good for you all?

An El Paso/Fort Bliss real estate agent. He’s helped me with 2 purchases this year. He’s a people person and a veteran. Great to work with from my experience.

Investment Info:
Single-family residence buy & hold investment.
It’s a single family I used to live in. I’m doing minor repairs and will be renting it out soon. I bought another property in June and moved into it, leaving this one available for me to turn into a rental. So exited to grow my portfolio, on to my next buy.
What made you interested in investing in this type of deal?
Single families are easier to rent out.
How did you find this deal and how did you negotiate it?
Bought another single family to live in.
How did you finance this deal?
Conventional Mortgage
How did you add value to the deal?
Making updates and minor repairs.
What was the outcome?
Increase in portfolio
Lessons learned? Challenges?
Getting a home loan to move into is easier that’s getting an investment loan with regular lenders.
Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?
Yes, I work with real estate agents on all my purchases. They have more knowledge and contacts that I do not yet have.

So many factors need to be considered in the "would you buy it?" question. Everyone's situation and risk tolerance are different.
Personally, if the numbers truly are that good I would do anything in my power to buy it.
Thank you Shane

Thanks Caleb, I have no experience wholesaling so I'm not sure how to go about that but will consider it as a viable option.
