I know a few local investors that made off pretty well buying foreclosures at the court house and flipping them..but that was before that segment got overly saturated, especially with these hedge-fund backed buyers. I use the local publication to receive the sale notices, but they also publish hearing notices as well (which from what I understand is earlier in the foreclosure process than sale notices). Do you have any recommendations for which service might provide the substitution trustee filings information? And thanks for all your responses thus far, I appreciate you sharing your knowledge.

Chris, I am flexible in the solution I can provide. Depending on the homeowner's situation and willingness, I would be able to buy them outright (to wholesale or flip), or would be willing to help them go through the short sale process, as I could earn a commission. In your experience, do you think these pre-foreclosure notices are worth focusing on?

Went to my first REIA meeting, it was great! The thing that stood out to me; it was such a varied and diverse group of people, many of whom you would never expect to be in real estate investing.

Thanks for the advice Paul! I've scheduled to attend 1 local REIA club, I didn't know there was more than one available, will definitely look into it.

I have subscribed to our local paper that publishes upcoming foreclosures. It is alot of information, what would be the best way of gleaning good potential deals? 

My approach now is to focus on the equity-heavy pre-foreclosures (by quickly comparing stated mortgage amount against tax value) and go door knocking. I'm not sure if this is a waste of time. I've had one guy seem annoyed like I was the 10th person to bother him with a "solution". 

Most other people so far have said they've taken care of the problem, or are not interested. 

I guess what I'm looking for is guidance in where my time will be best spent, as I can't literally can't keep up with all the newly fileds coming my way.

My name is Valeriy (not fat Tolstoy). Born in Russia, involuntarily immigrated here with family (they didn't consult with me, I was 4 at the time). 

I am a licensed Realtor with a license in NC & SC. Worked in construction before that building spec homes and doing remodels/additions.

I'm looking to get plugged into the local/national community of like-minded entrepreneurial investors. Interested in obtaining deals and converting them to whatever the numbers dictate is the best option. This seems like a great place to start!

Thanks for the advice! I have no qualms about going door-to-door (did it to promote myself as a real estate broker). My main issue of concern here is what might be the best strategy to approach these individuals and get them to agree to work with me.

My market (Charlotte, NC) is flooded with the "We Buy Houses" signs. 

My question to anyone who has the experience, is it advisable to go visit the homeowners directly and offer to "buy them out" of the mortgage so they can avoid foreclosure? 

Or is it better to stick to mailings and signs?

I have several properties in question that I want to go try to start a dialogue with the homeowners. Any suggestions/tips on conversation would be greatly appreciated. Thanks!
