When I found an abandoned property I was interested in purchasing and needed to find out how to contact the owner, I did a reverse-phone-lookup of the street address of the property. This gave me the phone numbers of every house on that street. I called a few of the neighbors, politely introduced myself and asked for information about this old run down house on the corner.

I used the white pages website for the lookup, but that might only be for Canada...I'm sure there is some equivalent directory service for the USA.

In my opinion you may be better off to spend more time looking around for some 'deals'. I mean properties that are being sold below retail for whatever reason. This way you won't have to "force" the properties to cash flow by throwing a massive down payment at them (which would tie up all of your capital), rather, you can use your money to purchase more than one property.

But this would require hunting around for deals. -shrug- good luck!

Nice job on saving 150 grand, by the way.
