I also think you made a good point that you aren't guilty about the profits that you made. I know some people might think that you are taking advantage of that family and you bought it for dirt cheap. But it's the fact that the family doesn't have to fly out to see the house, hire a contractor, go through the owner's mounds of stuff, sell it etc etc. You made it easy for them, and that's the value that you provided.

Kudos to a good deal and a successful rehab!

Thanks for these insights. I never knew that about Moen or any of these different brands. It's akin to Volkswagen owning different portfolio brands but some car brands will have better engineering than the rest of its portfolio brands. Interesting!

Looks like I'm going Moen from now on :)

How about applying for a FHA loan and use that money as another downpayment for a decent SFR/soft duplex in San Bernandino/Riverside county? you wont be getting the aggressive returns as other investments but rome wasn't built in a day ;)

Hey @Daniel Howard, I feel ya. I live and work in LA and I'm looking to invest but the market is so overpriced it makes me want to cry on the corner. Have you thought about looking outside of LA County? San Bernandino County, Ventura County and Riverside County still has some pretty decent prices. Do you want to invest in SFR? Multi-Unit? Do you want to be active or passive investor. Lots of different ways depending on what you want.

Yep, here is a Los Angeles deal for you to take a look at. I know LA is a crazy expensive place, but I might be crazy enough to even look at deals here. So advice is welcome! What am I missing here?

Most likely, the first property will be an investment property just because anything that we can afford will be too far for work in Orange County. Interestingly I look at Craigslist. I get a feel of the apartments that are renting there, and then measure them against Rentometer or apartments.com

Craigslist has this reputation got being seedy. But I think it's fantastic at showing market rates.

@Marshall Macias Hey Marshall! Welcome to BP. I'm a newbie myself, but just like you, my background is more in Project Management, growth, processes etc.

Don't know much from more experience investors, but I've heard a podcast guest use Asana for their Project Management, it's also what I use for work. and it's amazing at keeping track of projects. For myself, I use a combination of Asana for my PM, Any.do for my everyday checklists, Evernote for my notes. And if you are crazy into optimizing, like me, you can use a tool called Zapier - which automates workflows between apps. So for example. a note that gets put in Evernote can be automatically be triggered asa task in Asana. It has a lot if integrations with different tos and can really help you with your workflows.

As for other tools, I've heard people use Buildium for Property Management.
