@Jerell Edmonds. My mentor buys in the 50-80 range . Cash flows $300 per unit per month. Manages them himself. Has a huge real estate business. Key to his success is he has all his Systems in Place! Thanks

Eric.  Would be a Smart way to approach seller.  Seller could either agree or negotiate.

In today’s market it is not practical to think you can win with a low ball offer. Important to know the numbers. Costs to repair. You will win if you are not greedy!
