@James You I'm thinking about using HML and private money. What are you going to invest (rental or flip or something else)? Sorry but how long have you been an agent, I'm looking for one now :)

Hi everyone, I'm a newbie in real estate investment. I'm learning a few courses about flipping houses now. My goal is to get my first deal in the next 5 months. I feel overwhelmed because there are so many things need to done before I can get start with a professional look and high credibility. Can anyone share your beginning story with me and the community? And do I need a Website, and S-corp or LLC to start buying houses?

@Christopher Blanco I see why you use HML now. It helps close the deal quick (less competitors) and high leverage. I thought we only use HML if we don't have enough cash or can't get a traditional loan.

Curt Herge Congrats. Thank you for sharing your inspired story. I am still in learning process now but I hope I can find my first deal in this May (my goal ;)). So did you figure out what you should do in the future to avoid the problems with GC? And how long did it take to find your first deal?

Christopher Blanco Hi Christopher, I'm a newbie so I don't really understand the concept of using HML at the beginning and then refinance later. Do you mean refinance with a traditional loan? Why don't we using this type of loan at the beginning to avoid the high interest rate from HML? What conditions do we need to be able to get refinance? Thanks!
