Hi - Me and my partner are interested in buying run down properties and flipping them. What is the best structure to hold the properties?
1. Should we buy each property under a LLC and open a business account for each property?
2. Should we buy each property under a LLC and create a parent holding company that handles the finances for all the LLCs?
Let me know if there is any other better way to handle it.

Hello - I’m interested in a 6 plex priced at $490,000. After 20% down, the loan value will be around $400k.
Since it's a 6 plex, regular FHA will not be applicable. For commercial loans, the minimum amount to borrow will be 500k?
Any suggestions to finance this deal other than hard money lending?
Hi - I'm planning to buy few investment properties this year. I know my DTI ratio will be impacted if I buy it under my personal name. I'm thinking about setting an LLC and purchasing properties under it. But my lender mentioned that I cannot regular FHA loans if I buy under LLC and it will be considered as a commercial loan.
What are my options in this case? How do people buy properties under LLC? Do they buy the house under their name and transfer to LLC later by paying 1% of the mortgage amt? In that case will my DTI be impacted?

Hi - I’m an investor in NJ looking for some out of state investments. I recently found a property in North Little Rock, Arkansas.
It’s a single family 3B/1B turnkey investment listed at 105k. The place is renovated and has tenants till 2024. The place is rented at 950k. After all expenses I would net 150$ on an investment of 25k (including closing costs).
Any advice regarding this area? I don’t know much about this place and there are not a lot of good companies in this area. Any thoughts and suggestions are greatly appreciated. Txs.
