I bought my first investment off of MLS. It was a foreclosure rehab. I paid cash. Priced great. (I think I had divine intervention because although the property wasn't showing properly on MLS, my realtor was able to find it. Due to wind damage by Hurricane Ike , a big investor had already bought about 80% of the wind damaged homes in the small subdivision and was waiting for it to become available....but I got it first.) My second purchase was a foreclosure off of Zillow.

Hi William,  Thanks!  This seems to be an awesome site.  Yeah, I recently received an auction mailer touting a small home in a working class neighborhood that sold for $89K.  I was not impressed.  I know that our market is strong at the moment and want to know how to get good investment deals...being that I am clueless.  How do you navigate pre-foreclosures in Houston?  I bought a foreclosure using notifications by Zillow.  I was able to get a contract in on the second day.

I am a new investor (currently passive) in Houston, TX with one active rental, and another in rehab. I am looking to provide affordable housing costing under 35k. I am here to learn about working with contractors, using tax strategies,  exploring property management, and using tax sales/auctions to secure good deals. I'd love to connect with investors in the Houston market.
