Remember that in Houston, unless you are in the inner loop or memorial areas, there is not a huge amount of price appreciation because of the amount of land that is available in this state. If you look historically (not off the lows of the crash) Texas tends to appreciate at around 2-3% a year, so personally I like to buy with equity and cash flow here.
