Hi Nathan. I use some software now. We own a few units so right now I go through Time Saving Templates which has a great excel template to track my expenses and income for all my units. It would be nice to have software that would track leases and maintenance as we grow. Any suggestions? I will look into the phone system. Thank you for the recommendation!

Agreed. Have a good location is key. Makes the process easier and it sells itself. At this point, I do go over the lease with future tenants. Cuts down on questions and issues later. Thanks for your response!

Hello all. If you are managing your own properties I’d like to hear from you! I am planning to scale soon and want to know what your go to systems are that save you time with tenants. 
Anyone have recommendations on digitizing a lease and being able to send it to a future tenant to sign?  Do you have a system where people can upload paystubs, copy of drivers licenses etc? What do you use to set boundaries with tenant calls? Other than texting directly, how does a tenant communicate with you? Does anyone have a system where it can leave an out of office holiday reply or if you reply to a tenant the communication  goes out during business hours?

Thanks, Matthew.  I appreciate your insight. I have not bought a property this way.  It has always been the conventional route.  Trying to find a way to get better deals.  I have to proceed cautiously. I am new to this. I don't want to get taken and then stuck with a mess.
