Properties range from 70K- to 150K. Typically, I purchase properties in 70K-90K. I have purchased two  move in ready two properties for 60K. My apologies for late response; recently i moved to the state of Washington. My properties are located in Hattiesburg MS area.

@Tony Castronovo Thank you, I needed this advice.

I seeking advice to purchase additional properties. Currently, I have $130,000 in cash and $30,000 line of credit. I have been investing since 2015. I have purchased four properties this year (two fix and flip/2 move in ready properties.

Historically, I have used community banks to finance my properties....20% down per acquisition.

I am open to any comments to learn more; I am a buy/hold investor.

My goal is to purchase 4 properties a annually.

Question 1: should I use private financing?

Question 2: what are strategies for using hard money/private lenders as a buy/hold investor?

Question 3: what are your financing strategies?

Question 4: what is your recommended strategies for using the 130k and 30k without using private/hard money lenders?

@Elenis C. Curious? Why would you purchase a property with insect and pest issues. I invest in turnkey single family homes(tenant occupied or remodeled homes). This property may require major renovations once current tenant departs.
