The property is in the Albany, NY area. I think I will go ahead and hire both an attorney and go through a title company for getting title insurance. Good recommendation about getting insurance for the estimated value post renovation work.

Hello, I am interested in buying a property that is coming up to be auctioned in NY State. I know the property and know it needs a lot of work but want to buy it to renovate for personal use, not to flip. It has been foreclosed for delinquent taxes and the county now owns it. My question is whether or not we need to hire a title company OR an attorney OR if we need to hire both. The sale will be with a Quit Claim Deed, and I want to know what the process would be to get the title insurance and transfer the Quit Claim Deed to a Warranty Deed, and if that's even possible. And, when do you hire the title company and/or attorney during the process? I'm guessing you'd hire the attorney prior to the auction and then hire the title company after the auction (if you are the high bidder), but having never done this. I'm not sure the best process or route to go with this.
