I am looking to get a user friendly software program for rentals and also to keep track of house flipping projects as well. We currently have 1flip house and 7 units, so not huge.

I would like rent rolls and year end statements for reports. Tax reports not necessary. A tenant portal would be awesome if I could find something with that as well.

Suggestions? I would prefer to pay 1 price, not a monthly fee, but not a deal breaker.
