Thank you Brent. There is one in California that has been used as a starting point for people here in California. They charge a very large amount and do give the POF until they receive the purchase agreement. That's my issue with this transaction.

I need an ARV loan for a property in the Los Angeles CA area. The only thing is the person selling the property is requiring loan approval/proof of funds.

Hello All!

My name is Victoria and I've been a real estate agent since 2000.  I was born and raised in Pasadena California so I like to call myself "the little old lady from Pasadena".

Currently I would like to become an investor! There is a rehab property that I was told that I could purchase (first dibs) that needs to be rehabbed (at a very low amount for the area) but I need loan approval. I'm trying to do an ARV type of loan. If anyone has information for me I would greatly appreciate it.
