No PMI and maximum income 99,000 or so

I see a couple of recommendations on turn key properties. How is this process and what are the advantages or disadvantages of it?

I heard that the properties that are sold are above the market price and that the rehabilitation/repairs the majority of the time is just cosmetic.

My other two houses are in California. I bought a triplex last year and was able to rent it right away. No regrets

How is the Arizona market? I am looking to stay cash flow positive on the deals!!!
