Totally speculative- but the gigaplant site is on a 2100 acre parcel. Plans have only been released for ~400 of those acres. Curious what they will do with the remaining 1700? Will be fun to watch!

We routinely buy deals listed on the mls for either at or below asking price (not that asking price means anything, but it's a metric commonly used to gauge market competition). Only cash flow positive properties (I use a Rent By The Room model). Of course, 99% of the properties you see will not work. I can share specific addresses if you'd like to check the mls and confirm. I'm also putting out 20-30 offers per week.. so there's that haha

Location, Location, Location they say!

Well, how do you go about picking one?

Most investors just go where everyone else is “saying” is a good place to invest.

And we do the same when an investor tells us to stay fully away from a market!

But the thing here is that these are both pieces of anecdotal evidence.

It's biased based on what that specific investor has experienced. That can be completely different and a lot of it is based on their emotions and luck!

Why not use data, something that doesn’t have emotions help guide our decision making when picking a new market?

When you bring everything to numbers, you can compare them apples to apples, rather than what one investor said and another one said.

Hi BP Family,

What do you see as being the most disruptive trend in real estate investing in the coming years? Is it global migration patterns? some sort of disruptive technology? Philosophical/generational pivot in home ownership? Fiscal policy? Legislative shifts? Curious to hear your "outlandish" predictions. 

My fiance is a big podcast buff. She heard about 3D Bioprinting and how it is being used to create self-healing furniture. That got me thinking about applications in home-building. Maybe the potential to build self-healing homes? Build homes for pennies on the dollar? 

What are the downstream 2nd and 3rd order effects?

School rating is just one piece of the puzzle and not a priority for everybody. Though historically areas with a high school rating have appreciated at a faster rate. DV is going to see an infusion of tax revenue in the coming years and I expect that will have a positive impact on the school ranking. 


FYI: I have a house in Hornsby Bend that is never vacant. Picked it up for 220k. That being said- the same house is probably worth 280 today. Still value to be found. Just need to be quick on the trigger. even in DV.
