Dean H. - I base my analysis on the same 50% expense budget. If the deal doesn’t cashflow enough with that, it’s a no deal. Vivek Khoche : thanks for those links- will read thru. Could you elaborate on what exactly about the current market conditions makes OOS investing a damper according to you?

Thanks folks for chiming in.. I guess I would probably need to start talking to a lot of locals now to get a feel and build relationships over in that area in general to understand this better. What I am looking to figure out is how does all this translate to vacancy rates, delayed rents, problem tenants etc.. But thanks so far for all your inputs ! Will keep monitoring this thread...

Folks - anyone could provide me with insights into Memphis neighborhood near Stax museum - especially around east of 69 and Walker Ave. Tried to ask a few folks but got some mixed responses .

Wondering if there are other folks like me around Seattle area who might want to venture into multi-family apartment investing starting with small to mid-size complexes and looking for partners so as to scale to multiple deals. I am located in a seattle, WA and would love to meet and share our thoughts and ideas and see if we have a potential path ahead. Not necessarily looking  only in Washington state - if there is a deal out-of-state ( Ohio, AZ, etc) we look those up as well . Msg me so we can sync up.

Anyone familiar with area across from Forsythe Park and Wolf Lake Trail in Whiting,IN , would be willing to comment on the neighborhood and housing condition in general ? Also curious to know what kind of rents would 3bd1ba SFH fetch in that area. The area seems very accessible from Hyw12 which I guess is an asset but wanted some factual data .

If you are familiar with Michigan city, IN or have investments around there, I would like to get feedback on what your experience has been so far ? I am looking at an off- market property around there and the numbers are making sense so far. But if there's anything I need to be aware of , I would appreciate any inputs. I am looking for a PM as well around that area to manage the rental - so any feedback on that front would be helpful!
