I couldn't create a pdf - but the cash flow was about 600$/mo. This is with 3.5% down only. cap rate of 6-7%. I don't think my valuation of the property and future growth was accurate in my calculation.

Hi everyone - I'm new to this investing thing and need your thoughts. 

There a fourplex, selling at 330K. It's renting at about 810 per unit. I think 850 won't be a problem. The utilities are 125 per unit per month (water, sewer and garbage owner pays and electricity the tenants pay). Property tax is 3.5k per year for the complex. There's alo HOA fee of about 600$ per year (very general exterior surrounding maintenance).

Exterior is new - 30yr siding warranty and 25yr paint warranty. Paint is 50-60$ per gallon (acrylic sherwin williams super paint). Inside will need some work. Maybe 5-10k to make it look nice.
