The owner is taking offers on an unlisted short sale property. It's a 4 bedroom, 4.5 bath 3767 sq ft on a 7840sq ft lot. It currently has tenants that have been there since 2007 paying $2200/month. Report is that they're model tenants. I don't know about repairs needed. Agent is suggesting offering $220,000. The 3 most recent comps within a half a mile and dated 2/2, 2/8, and 2/12 average $251,333.33. with the two most recent sales being over $250,000. They curently have no offers. Suggestions?

Hi Dee Thanks. the guitar's a 1947. I got it from the original owner's step-daughter.

It doesn't get any cooler that a Strat from the 60's. I'm sure we'll get together down the road. Thanks for the welcome.

Hi everyone. My name is Vince Motel. I'm located in the Riverside area of southern California and have traveled extensively over the area for the past 20 years or so as a service technician in hospitals and musician so I know the area pretty well. I've also owned a couple of business ventures in the sound reinforcement and music fields. I've done sound system installations and soundproofing so I hope to be able to apply those skills as well as my service tech experience at doing electrical work, plumbing (water and steam), and construction to the real estate field. I built (literally bolted and nailed it together myself) my own Geodesic Dome home in the late 80's and learned about purchasing land, getting the owner to carry the loan, getting construction loans and converting them both to conventional loans. I also learned that 20 years later it will be almost impossible to get an appraisal on a Geodesic Dome because there are no comps within an acceptable distance.:wink:

My hobbies are music and landscaping. I have a Surf Band that performs locally and will be doing some shows for the Relay For Life events in our areas over the next couple of months. We have a CD called Which Way To The Beach? that I produced, engineered and recorded. we're in the process of recording a 2nd CD right now.

I know this is a great time to get into real estate and even though my experience and resources are limited I am learning how to do it well and I am looking for guidance and partnerships along the way. I found this forum when I was doing a search for something else so I consider myself lucky to have found a place with so much information and experience. Reading through the posts here yesterday was very enlightening. I understand the importance of networking and look forward to building some great relationships with you.
