If this is your first one you might consider buying it FHA 203K so you can compete with cash buyers.

I am a certified and designated SRA residential appraiser in Southern California.  I am also an agent and now a developer.   I am good at what I do- but you judge.  I have put together projects in the past- ALL of which have been profitable and ALL of which paid the investors 100%.  I am tired of putting projects together for others.  I just formed my own company with an excellent builder.  I put the projects together and he builds them.  AT this time I have 2 projects nearing completion and they pay the investor 50% rate of return each.  I have a big project that finished up in a few months and pays over 50% (14 month timespan).    Why such a high return? Because I only need the seed money to be invested.  I obtain commercial financing (hard money) for my projects but I need to have half the money for the land as seed money.  Most deals are unsecured- in that the investor does not hold title.  I am looking for a whale of an investor I can form a relationship with and run dead after deal for.  I can create a project per week.  I'm not kidding.  I have one under contract right now which will pay an investor 25% rate of return in less than 1 year AND they can hold title (secured) because it's a land deal and no construction is being done so no subordination is required.  I am simply taking 5 acres and cutting it up into 4 pieces and selling it off.  I need an investor to work with.  Please contact me and lets talk.
