Anyone have an estimate on how much it would cost to get this repaired/replaced?  

Located in Cincinnati, Ohio.

This is in Ohio, 5 bed and 4 baths that was converted to 2 family.  I'm estimating about $50 per sqft rehab, but was wondering what the additional cost to convert back to 1 family.  Do I need permits?
