 Unfortunately the New Orleans market is a different animal. If you're with LA Citizens, that usually means most of the private companies will not cover that property and you're likely going to continue paying a huge amount in insurance. I'm happy to share my agent's info if you want to shoot me a DM, but she's in Baton Rouge so I'm not sure if she'll be able to help with this one.

I agree with most of what others have said above. It's definitely a bummer, but I'm glad the PM was up front with you and admitted the mistake. However like a few others have said, I don't show properties until they are vacant and ready for the next tenant (I own 16 of my own units and a PM company in Baton Rouge). Sometimes we will "pre-list" and start a waitlist if we have professional photos from the previous turnover, but otherwise it's not usually fruitful to show a property while it's still occupied in this market. I would probably wait to see if the PM is still able to lease it out quickly for you, but if their mistake caused any delay, I think it's totally reasonable to ask for a month or two of waived management fees. I would feel comfortable doing that as a PM.

@Troy Patt I was an insurance agent in Louisiana for 8+ years and yes this is a thing. Most companies require the umbrella policy be tied to your auto policy and also have minimum coverage requirements for both your auto and property policies. For what it’s worth, I have more properties but I’ve always felt like the extra coverage was worth it. Hope that helps.

I came here for this reason--I thought certainly I must be doing something wrong and that they wouldn't all the sudden take this feature away and make me pay $20/month for it.  But alas apparently this is the case??  As you said: now it's essentially useless with the free version if you have more than one door.  I'm certainly not paying for this and I have no need for the other additional features since I own and use a professional property management company.

Looking forward to hearing about alternatives!

Several posts with good feedback above, but as most mentioned, a quick phone call with a good lender can answer all of these questions for you specific to your circumstance.  I see you're in Baton Rouge too so happy to refer a couple good lenders if you need one.  Good luck!
