Post: Sell condo or Keep it for rent

Hello Community,

Currently I own a townhome (not primary home) in San Jose. The mortgage + property tax + Hoa comes out to be $5500, with interest rate 6.625% 30 year fixed 

I did put it on market and with all commissions and fees i am making a loss of 50k If i sell it it in todays market. I put it to sell on peak but the tariff pulled the market back.

If i put it on rent, in order to break even, I need to sell my tech stocks and put ~240k towards the principal. 

Question: I want to get the genuine advice from you guys. Should i sell the unit and bear 50k now. Or sell the stocks (over time) put it condo and wait for 4-5 years gor confo market to recover and then try to sell on higher price, get some renters and be a landlord.

Me and My wife work in tech. I am in contract today and I have an underwriter approvals from BOFA, Pre approval form Wells Fargo and credit union, need to close in less than 30 days. 

Getting interest rate ~ 6.25 on 7/1 ARM. Just want to ask if any of you providing better product on interest rates under 6% or really near to 6.

Would  be happy to talk to you! Also, if you have any suggestion on who is giving best deals, please let me know too!

Post: Coyote Fontanelle Area for Single Family Property

Hi,

Me and my wife are planning to check out the Single Family Home. One area we found is "Coyote Fontanelle" San Jose. This is little area on right size of Edenvale and 101. The is south of Heller county park and north of Silver leaf. 

How is general property appreciation there? Any red flags ? At first glance it seems like decent neighborhood but any insights and experience would be super helpful? How safe is the area? How this area stands compare of Santa Teresa?
