I am looking to invest around the Lindell Bvld area but looking at the crime map it seems like it's not safe and looking at rentals there are too many rentals available leading to a saturated market. My questions are:- is it worth investing there in terms of the safety of tenants? also, will I be able to rent it as there are already so many rentals there?

I meant near the Jefferson Street Missionary Chruch area.
national crime rate? housing rental market? (students, working people, section 8, retirees, healthcare, AirBnB etc)? how is investment around the area (Nashville is growing and properties are appreciating but not every area so around that area what are returns over 10 years, is it good investment area for a housing rental or I should focus other neighbourhoods)

I am looking at a few properties around Jefferson Street and have heard mixed reviews. I am not from Nashville so it is hard for me to gauge the area. My question is how is the area? how is the crime rate? Is it good to invest in the area? how is the rental market? what kind of crowd live and move there?

I don't have a specific recommendation, but I would recommend you talk to a broker, not just an agent. A broker can shop multiple companies at once and compare them. I've had great success by doing that.
