I'm looking for a CPA or firm that is knowledgable in RE taxes. Specifically cost seg., bonus depreciation, 1099 write offs for businesses etc. It's frustrating to interview CPAs where you have to teach them about certain loopholes and worry on their confidence to get the job done correctly. Any recommendations? I live in Charlotte, NC but am open to anywhere.

Hello all! A few business school friends and I are thinking about starting a business. We do not have an exact solution to a problem but we are trying to do some market research to see if its viable. I have a couple of questions below that will help us navigate this potential idea and help us strategize how to move forward if it's something valid. We are geared towards making the process easier from start to finish for the real estate agent. We are thinking about coordination, paperwork, communication etc. We really appreciate your time and feedback! See questions below. Thanks!
1. What is the biggest stressor in selling or buying real estate once you find a house?
2. How many man (woman) hours does it take to get all of the coordination done? From paperwork, coordinating contractors and communicating to all parties.
3. Are you using any solution to make life easier (paperwork, coordination, communication) that can be improved?
4. If you could get rid of one thing you hate doing in your job, what would it be?
5. What do you like most about the job?
6. What do you hate most about the job? ( don't have to answer if tis the same as question 3.)
7. What is the most labor intensive part of the job?
8. If you could hire someone else to do a part of the whole process, which part would it be?

Post: Refinancing with a VA loan

I currently have a VA loan on my primary residence. We are now moving and buying another home with my wife's physicians loan. I wanted to refinance the VA loan home to have a smaller monthly mortgage payment, so I can rent it out for a better return. From what I've been told, the VA loan has to be a primary residence for it to be valid? Is there any way around this so that I can actually rent it out to make a good return? I'm just trying to figure out a way I can rent it out without having to sell it, because it's in an area that is actually growing and would make a great rental. Any advice or guidance would be much appreciated.

Thank you all for the advice and opinions. I will look to make sure my loans have been sold to Fannie and proceed with moving them over. Do you guys suggest letting a tax consultant doing this for me or is this an easy process to take care yourself? Thanks again!

I'm wanting to move my properties into an LLC, but my properties still have mortgages with banks. What is the worlds advice on moving them over legally? Does everyone actually wait until the mortgage is paid off?
