ofcourse we need to run all the numbers but this was only in context of tax rate as I was going to walk away from TX only cos I was considering higher tax amount when it was not right. Many ppl from Cali won't know this is how taxes work in Tx since that is diff here and no1 tells us about this.
Other numbers are equally important and rent and appreciate rate are major factors but that will change for every house/neighborhood anywhere in each state.

Initially I was also alarmed with the Tax Rates in Texas however I learnt that Texas is non disclosure state, so if your from Cali and you are trying to apply the tax rate on your sales price then you can go wrong on your calculations. Please check with your realtor before you consider the tax amount to determine cashflow.

If we own the house 100%, is it possible to get a 80% loan like a new home buyers get at those low fixed rates.
PS: I am not asking about home equity loans.

I was looking at
a property which has great appreciation but now the cashflow is negative( less than -200). Was debating what to do. Rents are going up so the cash flow will get better with time.
2nd property which makes cashflow neutral need some work/repairs. Which I feel will block my money into it now which restricts ability to buy anything else.
what you all suggest?

I am really confused. When we look at the comps we can see 2500sqft house will earn $2700 in 78664.
But you talk to any property manager in that area and everyone says $2000 to 2400.
I dont understand what is happening. There is no place to get any proper answer. Can someone help me. What rent should a 2500sqft house get in 78664 area.
Also when u buy anything for appreciation howmuch cashflow is OK. Are people going with negative cashflow just for appreciation?

Thanks for your reply. All I wanted to known is when you buy a property for appreciation are people accepting negative cashflows? Or atleast have a break even cashflow?
We have model sheet for calculating cashflows is there anything for appreciation calculator? What are the things we consider? How is inflation accommodated in it?

I want to get an idea from all those people who invest for appreciation on how do you guys calculate the worth of an investment.
What about current negative cashflows howmuch do you consider worth. Can you give some insight into this.
do you have any worksheet to look at the calculations
Till now I am only doing cash flow based investments so this will be helpful.

Thanks. Are all rentals listed on MLS. Some may only be listed on the property managers site.
