I do see houses under $300,000. However, the areas I’ve looked at won’t provide a positive cash flow. Any city in Central Valley in particular?

I’m in San Jose, CA. I have $50,000 to invest. I want to buy and hold with a positive cash flow. Am I priced out of California? I was looking out of state, but I kept seeing advice of keeping it local. I don’t know where to start now. Any advice is helpful. Thank you.
