Hi Bernadeau :)   Sheri here, under my husband's login.  Are you really able to do a zero down loan at 3.5% on an investment property in Orlando? Or was that a mistake?  Who are you using for lending??

This is really good input - thanks everyone. We're currently looking at New Smyrna Beach area.  Prefer to land on a multi (duplex or tri) - just haven't seen it yet.  

I feel it's the process. We have the same tenant demographic it sounds like and we have rental open houses to bulk show, and let them know the rental app fee is credited toward deposit if they sign.  I also want to add that it takes us longer to rent in the winter months but ours is in a family neighborhood and they generally don't uproot kids during the school year. Just an observation. During late spring/summer we usually are able to rent in one group showing on a Saturday morning 10-12 am window.

We're looking at testing the water on vacation rentals in Florida - and am wondering how reliable is the data from Mashvisor - is it worth the subscription fee? We're working with a broker but i hate to put all my trust in one source/opinion. Thoughts?

following - saw the same and wondered the same. i was under the impression that you could buy but you could not then rent a hud home - you had to inhabit it? Or hold for years before selling?
