Thank you for your responses. All my 4 units have very old A/Cs and near replacement. I do not know if I'm taking a chance /risk if I do not have a warranty to cover those?  

Hi, I have an out of state property & my property management company is continuously advising me against having a warranty company. They are suggesting that I'll be better off cost-wise not having the warranty company and they will take care of the repairs. 

Your thoughts, please?

Also do PMs need to coordinate  for anything  with the state’s department of revenue like with AZDOR in this case?

Please advise if form 285 is needed to file a rental sales tax in AZ. My CPA files state & federal taxes. Is it normal?

He is a licensed realtor also working with a big firm. Don’t know how that works along with PM?

Except for rent collection and tax payment to state and county, he will do all PM work with no fee.

The PM seems confident to handle it but I received another news at the same time by the PM that they want to continue taking care of all the PM duties (like renting it out, maintenance calls etc.)  except rent collection & taxes and subsequently they don't want to collect PM monthly fee from me anymore. What am I missing here? If I don't pay for their PM duties  -are they still going to be the PM based on fee collected as things occur like renting, maintenance fee, etc?

I'm a 1st time OOS investor. The Property Manager now says will do all duties (including getting the property rented /maintenance calls etc) except rent collection & tax deposit. AND so will not charge ANY monthly fee. 

What's going on....from legal purpose - if the PM doesn't charge any monthly $....is he /she still a Property Manager? 

As an OOS investor, what should I look out for?
