There are tax incentives for energy efficient windows if done on you primary residence, but does anyone know of any for rental properties?

Is it worth the effort to do Cost Segregation Depreciation for a smaller 4-family residential building?

According to the IRS there are several methods of doing a cost segregation analysis, one of which is a 'Rule of Thumb" analysis that takes an industry standard. Is there an 'industry standard' for residential buildings when doing Cost Segregation?

That makes a lot of sense. My LLC has way more insurance than I do, so it would makes sense for them to go there. A funnel rather than a shield, but still I see its value.

Thanks. Bringing some collateral and doing some private funding are both viable here. Can you explain more about seller carrying some of the debt. I have heard this before, but can't say I really understand the principle. The seller would take out a loan for part of the selling price? Or would I owe the seller directly for the ballance?

I have purchased 3 4-family units last year, each with 25% down on a commercial load from my bank.

Now I am looking at a larger investment ($700,000) with a decent ROI of 13%, but I cannot come up with more than 5-8% of $700,000.

Where does one get financing for such a purpose with only a small ammount down?

I did and do all my own lawyering. I have read that each building should be in each own LLC to insulate them from another. Its not expensive here in WI, and I see it as an insurance policy. Am I mis-informed?

I do try to be a good manager, but I still have a real job and am not the most handy of all people. There may be some bad electircal work that a good manager could have seen and fixed, etc.

I own 3 buildings each under their own LLC. I did this to limit the loss should any lawsuit arise.

I also manage these buildings myself, and now I am reading that if there is an issue, the tenant could sue the LLC and me as the manager, thereby getting around the LLC wall and into my personal finances.

Should I then set up an LLC just for management? Should I set up an LLC and then pay myself? Or is this getting overboard?
