I am researching the best way to handle my investment property in Beaufort, SC.  It has been a rental since 2006.  It has a great tenant, one of the best rental managers in Beaufort (Southern Style Properties), se we want to sell the home, tenant, and manager as a package deal.  Any advice, recommendation is appreciated.

Single-family residence buy & hold investment in Beaufort.

Purchase price: $165,900
Cash invested: $40,000

Investment property that I am attempting to sell as a status quo investment -- maintain current tenant and rental manager.

What made you interested in investing in this type of deal?

Unable to sell during the downturn of 2006-2007, so it was a way to neutralize the mortgage with rent.

How did you find this deal and how did you negotiate it?

Owned the property from the beginning, so it became an investment after we decided to keep it as a rental.

How did you finance this deal?

Traditional 30-year mortgage.
