go with median price or a bit less. Look for loans 2000 or later to find owners with enough equity.

Wholesalers are typically dealing with distressed sellers so they are not negotiating from a position of strength so zero to minimal EMs are the norm; even in CA as well as generous "out" clauses for the wholesaler.

Just make it subject to your partner's approval. If you have a good deal though; 70% of ARV less repairs and less your profit of course you could walk in to any REI and move that deal by the end of the meeting. Good luck and just ignore the naysayers.

Most lenders will force you to pull it out of the S corp before refinancing which is why having it in there is not a good idea. You definitely want to have a good CPA with experience with real estate investors. My CPA told me a horror story of a client with a $300m asset In an S corp that cost them dearly to pull out.
