I’ve got a commercial building worth little over $600,000 and a 8 unit apartment building worth probably $500,000. My question is at what point do you recommend accelerated depreciation? I know it’s expensive to set up so at what point is the cost worth it?

This is my 2 cents.  If you are new to RE investing banks will typically want to see stability with your active income.  If you're a seasoned investor with a longer good standing relationship with the bank then they will look more at the asset itself. 

That is if you are looking at bank financing.

I am local. I have 7 properties here (mixture of SFH up to a 8 unit) and it is VERY tough to find deals that make sense. They are out there you just have to look for them. If your looking in the 100k range, they are out there but they will be tough to rent because these are places folks just don't want to live. much less will cashflow. Feel free to message me.
