I am looking for any and all insight into Astoria Queens NY, and Long Island City NY areas. I am hoping to invest in a 2 family home, with parking in the range of 1.1 to 1.4mil. 

Questions I have thought to ask: 

- What are the good and bad areas? 

- What are things I should pay attention to?

- How is renting in the area, short vs long term, college students, vs young professionals?

- Transient versus Long time home owners?

- Insights into home prices, its the highest its ever been? 


I've been in the area a few times, and looking to canvas the streets to get a better feel and hopefully get a better feel. 

Any thoughts or insights would be highly appreciated. Thank you.

Diane, do you mean that if the tenant is unable to pay their rent via their own income, that the VASH will guarantee 100% of the rent payment to the landlord? Is there any document or websites validating this?

Following this thread. Curious if anyone knows if there are small nuances for each state for the HUD-VASH program. I am currently in New York State and looking into this program. I am a veteran myself and hope to utilize this program to help fellow vets.

I don't think that the number of renters will decrease, just an increase in virtual tours and new processes for turnover. 

@Valerie Rogers Curious how your process was with attaining a STR license...


And also do you and your husband live within the house as well or AirBnb it fully? How is the occupancy rate the past 5 months or so? 

A business associate of mine is looking to do a AirBNB in Pacific beach, so we are getting into all the details. Thank you!

This is a great post. I have been wondering about Socal myself as well. I am currently looking in the Riverside Area, specifically Lake Elsinore. 

How are you all gauging an area's cash flow potential. Sorry, I am not experienced. Thank you.

Obviously you two see potential in the area. If you were to give a novice to this area what do you say the pros and cons are currently in the 2017/2018 market.

I ask because I ask considering purchasing a rental property here. Lake Elsinore seems like a decent choice in Socal area. Any input is appreciated.
