I’m trying to get some advice on the most efficient way of buying my aunt’s house. She is in no rush to receive the funds and the property does not have a mortgage. 

I’m currently short on cash and my idea was to transfer the ownership to my name and after 6 months do a cash out refi to give her the funds. 

Agreed sale price: $190,000

ARV: $240,000

Is a quit claim deed the best way?

Hello everyone!

Now that I’m beginning to grow my rental portfolio, I want to know the most ideal way to setup bank accounts.

Do I setup separate accounts for each property?

Do I setup separate accounts for cash flow vs. operating income?

Currently I have only one checking account for everything.

I am curious on your strategies and recommendations.

Hi All,

My goal is to grow my portfolio to generate cashflow to live off of passive income. Mainly interested in BRRRR deals.
I have a couple SFH rental properties here in the midwest that are fully paid off. Having this equity sit around feels wasted and I could be using it more effectively to reach my goal.

Both properties' market value is about $220,000 and both cashflow $14,000/annually. ROE=6%

What is considered a good ROE? Can having too much equity be considered a bad thing? In this case I should do a cash out refi to invest in other properties, right?
