Hi Everyone,
A Client of mine owns a 4 unit property here in North Jersey. The building is in downtown Newark and houses a business in which the owners of the building own as well.
The partners are seeking $200,000 for a total renovation project for the entire building.
The team has also just secured an advertising contract with a major business for building signage grossing $20,000-$40,000 monthly.
We are still negotiating whether this will be a debt or an equity position. Either way, returns should be between 8-20% depending on negotiations

I thought the layout was a little weird but I didn’t view it as a disadvantage at any point.
I just thought it could cause trouble trying to get it rented because of the connection

Good Afternoon All,
I am in the process of purchasing a 3 unit property. However, I have run into a slight glitch....
The downstairs unit has two bedrooms, both are connected by the same doorway, there is only one way to get into the back bedroom and that is through the front bedroom. I like the cash flow potential of this property
How big of an obstacle would this be?
